B6.3.2 Roofscapes

Employment developments must ensure that the design, materials, and treatment of roofs contribute positively to the overall appearance and character of the site and its wider setting (taking reference from the Local Character and Context Assessment (C1.2 and G1.2 where applicable). In areas where topography means that employment units may be viewed from higher ground or neighbouring sites, the roofscape will form an important part of the visual impression and must be carefully designed.
Applications must include a detailed roof plan demonstrating:
the design, form, and pitch of proposed roofs, including proposed materials, colours, and finishes that are consistent with the overall material palette for the development
consideration of rooftop plant, equipment, and/or solar panels, and how these will be integrated or screened to minimise visual impact
Exception: For outline applications, where detailed roof plans are not yet available, applicants must provide evidence that the design of roofs has been considered at the masterplanning stage. This may include:
illustrative roof plans or roofscape principles included in the DAS, masterplan and/or design code
parameter plans or design guidelines that address roof forms, likely materials, and integration of rooftop equipment
demonstration of how roof design will contribute to a cohesive and unified site identity consistent with the overall place-branding strategy
