B6.2.1 Building arrangement

Taller employment buildings (over 25 metres) must be carefully sited and oriented to respond positively to the streetscape and minimise visual impacts on sensitive receptors. Where taller buildings are proposed near such receptors, applicants must demonstrate through a Landscape and Visual Appraisal (LVA) how the building’s siting, orientation, and design mitigate visual impact and enhance the surrounding context.

For other tall employment buildings (between 12 to 24 metres) they must demonstrate within the Design and Access Statement (DAS) via an Opportunities and Constraints Plan and supporting Parameters Plan, that the proposed units have been placed to respond positively to their local context and any sensitive receptors identified.

Exception: Where the building is intended to act as an architectural landmark, this must follow the approach set out in Code: C3.20.

Where new major developments consist of buildings over 50 metres in length, and face identified key views and sensitive receptors (as highlighted by the Site Appraisal Assessment under C1.1 and G1.1 where applicable), applicants should incorporate sensitive orientation and well formulated design. This is to minimise long, blank façades and to reduce visual impacts, to create a higher-quality design.
