B3.2.3 Block permeability

Guidance: G3.13

Where larger blocks are proposed, pedestrian breaks or connections should be introduced at least every 80 metres to ensure good permeability. These breaks should align with key desire lines, providing direct and clear access to local amenities, green spaces, public transport, and surrounding neighbourhoods.

Whilst traditional blocks in Wakefield District (particularly in the city centre) are defined by strong, continuous frontages, they often include yards, ginnels, and covered walkways that maintain a high level of pedestrian permeability. Burgage Square located across from Wakefield Westgate Station is a good example of how modern layouts can respect this historic pattern while improving walkability and access.

Exception: Employment sites may have distinct operational requirements, therefore, the proposed layout and block structure should be discussed and agreed in consultation with the Council to ensure both functional efficiency and contextual sensitivity.
